Hotel Analyst-Associate
Green Tea, LLC a hotel operations subsidiary of Denver-based Amstar, a real estate investment manager, is seeking a Hotel Investments Analyst or Associate to support hotel investments and operations.
Job Overview
We are looking for an outstanding individual to support a broad range of hotel real estate projects. As an integral member of a team involved in the full life cycle of various property investments, the Hotel Analyst/Associate will support the acquisition, management, and disposition of Green Tea’s investments. THIS INDIVIDUAL MUST HAVE HANDS-ON PROFESSIONAL EXPERIENCE IN HOTEL INVESTMENTS.
The position is responsible for modeling of potential and existing investments and monthly financial reporting. A moderate amount of travel may be required.
Representative Responsibilities
- Evaluation of real estate transactions and hotels: analyzing basic real estate/hotel fundamentals (supply/demand trends); researching STR’s, historical transactions, competitive analysis and creating Excel-based models, modeling IRRs and promote structures.
- Evaluation of hotel operations, revenue management, pricing, profit margins, labor analysis, and overall hotel P&L’s.
- Evaluation of investment economics: Modeling project level and joint venture equity partner cash flow projections, incorporating the complete capital stack (debt and equity), and layering in joint venture promote and waterfall distributions. Modeling may be for operating or development properties.
- Participation in deal structure and execution: Support in the preparation of purchase and sale contracts, vendor agreements, joint venture documents and loan financings and refinancings. Support of transactional due diligence matters.
- Support and monitoring of management of assets: Reviewing monthly financial reports and models for portfolio of investments; creating or reviewing cash flow analyses, inclusive of sensitivity tables, and recommending or approving contributions or distributions on a quarterly basis. Contributing to quarterly reports; preparing and/or reviewing quarterly valuations.
Requirements
- B.S. in Hospitality Management, Hotel Administration, or Real Estate preferred; B.S. in Finance, Economics, or other financial or business discipline will be considered. Demonstrated academic excellence.
- Minimum of two years of real estate investment experience. Experience in hospitality investments required.
- Strong quantitative, analytical and organization skills.
- Strong Excel and financial modeling skills.
- Excellent written and oral communication skills.
- Demonstrated ability to multi-task and to work effectively as part of a team.
- Although optional, Hotel operational experience as intern or position may be helpful.
